With foreclosure rates continuing to rise and lending guide lines more stringent the obvious need over the next 5 years will be affordable rental units. Current numbers suggest that an additional 1.5 million units will be rented over the next three years to those families being displaced by foreclosure. Developers have scaled back in recent years  as the demand for new construction has waned, creating a potential shortage in the rental market. What does this mean to investors in this current market cycle? Opportunity!! This month we will analyze various multi-unit projects from the local area. April 26th and 27th R.E.O BOOT CAMPREO

We took to the road and entered analyzed and assessd a variety of bank-owned properties. This two day event featured state licensed home inspector Brian McDonough and state licensed residential appraiser Sheila DaSilva whom acompanied us through these properties. We learned how to find the local players in the REO world and how to establish those relationships that will yield for years to come.

 

 

 

 

April 10th:

Eastern Mass Real Estate Investors Association had another great turnout with Ed Kruzel traveling down from New Hampshire to take home our “Most Traveled Award”. Ed and Deb will be our guests at the Cape Cod AREI annual Beach Party and Cookout on June 21st. We would like to take a moment to thank those of you who we’re generous enough to contact us with your feedback, we appreciate everyone’s candor. Your suggestions were thoughtful, constructive and supportive. We had several of you ask for a copy the power point on REOs, this will be available once we “tweak” it a bit. I would like the information to be more comprehensive, like most things in our lives it’s a work in progress. For those of you who missed it, or want to see the REO presentation again, John Ingram will be at the Chelmsford, MA monthly meeting on May 7th.

Wow! ...we had an amazing response to our 2008 Kick-Off Event with over 100 attendees filling the West Ballroom at the Rockland Radisson Hotel. Upon arrival members and guests were treated to a delicious array of appetizers as the networking was instantaneous and energetic. The evening featured local investors sharing their personal experiences of becoming full time real estate professionals and the many challenges realized along the way. Jeff Howard asked for a show of hands for first time REIA meeting guests, over 20 raised their hands. Our focus at Eastern Massachusetts Real Estate Investors Association is to provide a relaxed venue for seasoned investors and newcomers alike, to share resources and information vital for growth and success.

March Kickoff

Upon the conclusion of the speaker segment, we continued the evening right where we left off, with one of the most extended networking sessions I've had the pleasure to be a part of in recent memory, 25 of us still going at it well past 10:30pm. Returning home after midnight I sat down at my computer to check my neglected e-mails only to discover a half-a-dozen from those who had attended, expressing their thanks and encouragement, they were thoughtful and heartfelt.

The success of this evening belongs to everyone, from those who worked many, many nights until the sun came up, to the members, guests and speakers who all brought something to the table, their desire to become a part of a powerful movement on the south shore.
